Conceptual design, also called space planning, develops and refines your layout around your daily life — so that by the time construction begins, the decisions are made and you know exactly how your home will work for you

How The Process Works

Site measure and questionnaire. We measure the existing house and document what's there, including the constraints that shape what's possible. At the same time, you receive a questionnaire about how you live and what you need from your home, which you complete before the design interview.

Design interview. We sit down (in-person or via Zoom) and go through your answers in detail - how the house is used now, what is not working, and what it needs to do. This conversation is what the concepts are built from.

Two concepts. We present two to-scale floor plan concepts, each a genuinely different approach — not variations on one idea. Bird's-eye views come with them, so you can see the layouts from above rather than reading a plan.

Walkthrough and feedback. We walk you through both concepts, talk through the tradeoffs, and you tell us what's working and what isn't.

Third concept. We design a third concept from your feedback — combining the elements you responded to in each. Often it comes down to preference rather than problems: an island instead of a peninsula, the kitchen on one side of the house rather than the other. The third concept is where those choices come together.

Approval and renderings. Once you approve the final concept, we produce 3D renderings and a virtual walkthrough. You experience how your new home looks and feels from the inside — before you commit to a full permit set, and long before it's built.
The conceptual design phase typically spans six to eight weeks, from initial site measure to final renderings.

What We Evaluate
Every project begins with understanding how you live and what your home needs to do. In a remodel, that often means a kitchen that is closed off from the living area, a home without space for someone working from home, or parents moving in and no suitable room to accommodate them. In an ADU or new build, we start from your vision rather than an existing plan. In both cases the work is the same: translating what you need into a floor plan that delivers it.
From there, we look at:

How spaces connect and flow

Kitchen and bathroom layouts, including where structure and plumbing constrain them

Storage, built in from the start rather than added later

Natural light and sight lines

Spatial balance across the whole house

Where cost is concentrated, and where a different layout gets the same result for less
The result is a well-considered design concept that can later be developed into detailed plans by our architect or permit team.
Why this phase pays for itself
The expensive surprises in a remodel are rarely finish decisions. They are layout decisions made too late: a wall that has to move during framing, a kitchen island that works on paper and blocks the room in reality, a bathroom that cannot get the plumbing the plan assumed. Every one of those is inexpensive to correct on a drawing and expensive to correct on site.
This phase is also where cost gets examined while options are still open. We compare layouts against build cost, so you can see what an addition actually costs against reworking the space you already have, and decide with the numbers in front of you rather than after the fact.
What happens next
Once you approve the final concept, the project moves into permit drawings and construction documents. Creative Partner works alongside our architect and permit team so the design intent carries through into the next phase.
Material specification, including flooring, windows, doors, cabinetry, tile, countertops, plumbing, lighting, and hardware, is handled through our Remodel Planning service, where finishes are selected to suit the plan rather than the other way around.
