Floor Plan Review

You have a floor plan. But, something about it just doesn't feel right.

Maybe the flow feels off. Maybe a room is doing too much, or not enough. You're not ready to submit to the city, but you can't quite name what needs to change. That hesitation is worth listening to.

The Floor Plan Review gives you a conceptual designer's eye on the plans you already have. Before we look at a single line, we get to know how you actually live. We look at how the space will work day to day - where you'll cook, gather, rest, and move through your home - and we identify what's working and what isn't.

Your architect and your designer do two different jobs. Your architect makes sure the home is sound. How it sits on the lot, how it meets code, where the rooms and walls go. That work matters, and it is not what we do. Architects often work from standard layouts, because their focus is the structure, not the small daily details of your life. The questions that shape how a home actually feels to live in - how you cook, where everyone lands at the end of the day, what you reach for and where - usually do not get asked. Not because they don't matter, but because it isn't the architect's role to ask them. It is ours. A floor plan can be perfectly built and still not fit the people inside it. That gap is exactly what the review is for.

The best time to fix a floor plan is now, on paper. Once you submit to the city and construction begins, your plan is set. A kitchen that doesn't flow or a room in the wrong place is a quick change in a PDF today. The same change costs thousands once the walls are up, if it can be changed at all.

Seen that way, a review is the smallest line item in your remodel, and the one that protects every dollar you spend after it. It is a modest price for the confidence of knowing your floor plan is right before anything is permanent.

Discussing Design Plans

Here's how it works:

  1. You share your floor plan and your lifestyle. Send us your architect's floor plan as a PDF + complete a short lifestyle questionnaire so we understand how you really use your home.

  2. We review it for function and lifestyle fit. Not the engineering, the living.

  3. 60-minute focused Zoom call where we share what we'd change and why.

  4. You get your plan and a summary. Once you approve the direction, we mark up your PDF with clear, specific notes you can send straight to your architect, along with a short written summary of the key changes and why they matter.

  5. One round of email follow-up, so any question that comes up later gets a clear answer.

You walk away with clarity and confidence going into your home remodel, and a floor plan that fits the way you actually live. No guesswork. No regrets after the concrete is poured. The Floor Plan Review is for homeowners who want their plans to work as hard as they do, before a single wall goes up.
